Equanimity Capital Partners LLC is a privately held investment firm focused on acquiring, improving, expanding, and adding value to self-storage facilities to create stable, income producing assets in the United States.  We target properties with expansion or conversion capabilities in growing and affordable markets on the outskirts of larger Metropolitan Statistical Areas and create capital appreciation through strategic acquisition and superior asset management.    

Our team has over 30 years of real estate experience, and we partner with best in class vendors to support and execute on our strategic plan.

GETTING TO KNOW WHAT WE DO

We own 18 self-storage properties comprised of 3,100 storage units and 400,000 rentable square feet plus 188 RV parking stalls in 5 states (GA, NC, SC, AR, UT) and we have raised approximately $10 million in outside investor capital.

 

Our investment criteria focuses on self-storage properties with expansion and conversion capabilities, and applying full automation to those properties with the goal of turning them into top-tier properties in their area. 

 

Additionally, we look for value-add plays by finding self-storage properties in growing markets that have substantial upside in income growth and appreciation from improved management and operation, such as, increasing below market rents and controlling above average expenses. This combination results in a substantial increase in the cash flow and value of the property, which our investors can profit from.

Christopher T. Cashman

Managing Member

Chris has a wealth of experience in the real estate industry including investment, planning, development, management, and construction. Under his leadership, he has acquired self-storage, multi-family, student housing, office, and medical office in his role as an asset manager, managing partner, and loan guarantor. Chris has demonstrated success in commercial property acquisitions and raising private capital through syndications. Chris continues staying educated through the relationship he has established with a national real estate investment group owning over 8,000 multi-family units in emerging markets across the United States. His educational focus continues to be on emerging market cycles, underwriting, and syndication. Chris and his partners focus primarily on self-storage conversions and expansions in the southeast. Chris served 5 years in Search & Rescue with the US Coast Guard and currently lives in Columbia, SC.

Ed Babenco

Ed has been investing in real estate since 1984. For over thirty-five years he has been buying, rehabbing, and managing rental properties, and was a managing partner/investor in over 1,100 units in seven states prior to the disposition of 824 units in 2018. Ed is currently a managing partner in self-storage, multi-family, medical and commercial properties in six states. After attending the University of Connecticut, Ed went to work with a national real estate firm where he received training in sales and marketing. He continues his education today by regularly attending training seminars in areas of real estate analysis and underwriting, acquisition, market cycles, syndication, and property management. Ed makes Sarasota, Florida his home with his wife Susan and enjoys boating, camping, and the outdoors.

Terry Morrison

Terry has 12+ years of real estate investment experience and is part of the management team on self-storage acquisitions, underwriting analysis, expansion design, and construction management. He owns Titanium Storage LLC focused on investment in the self-storage industry. He has purchased 14 single-family homes as rental properties and provides property management services for them. In addition, he spent 25 years in technology sales. Terry lives in the Salt Lake City, Utah area with his wife Shelly and enjoys all the great outdoor activities Utah has to offer.

An expansion strategy to add additional self-storage units to compliment existing cash flowing units to satisfy unmet demand in the area. We like to add a diverse mix of storage product types, such as, climate control units, enclosed auto & boat units, and covered RV parking spaces.

Our strategy is to find undeveloped land at an affordable cost per acre with a desirable location in a growing market with untapped demand and construct new self-storage units.
